Adding a Person to a Deed

You cannot add a person to an existing deed. A new deed must be created.

Attorney Recommendation

It is strongly recommended that you consult an attorney to prepare a deed.

Creating Your Own Deed

If you choose to prepare the deed yourself:

• There is no “blank deed form” to fill out.
• All deeds are property-specific and must include the legal property description.
• The standard New York State deed form must be used for the seller’s signature.

Required Forms

RP-5217 Form

• Must be completed as a PDF and printed on legal-size paper.
• One seller and one buyer must sign.
• Handwritten or typewriter-entry forms will not be accepted by the County Clerk.

TP-584 Form

• Can be filled out on a computer or printed and completed in ink.
• All parties must supply their Social Security numbers and sign.

Recording Fees

• $45.00 recording fee
• $5.00 per page
• RP-5217 Fee:
  • Class code up to 299: $125.00
  • Class code 300 and up: $250.00
• TP-584 Fee: $5.00
• Transfer Tax: $4.00 per $1,000 of consideration
• $10.00 Conveyance Letter (1–4 family residential)
